These Terms and Conditions govern the Expression of Interest (EOI), booking, payment, and possession process for Vanaha – Verdant by Shapoorji Pallonji (RERA registration no. PR1260002500246). This document is issued by the authorised channel partner / marketing representative for the project. By expressing interest or making a booking, you agree to be bound by these terms, which are designed to ensure transparency and regulatory compliance in line with Google Ads policies and the Unacceptable Business Practices guidelines.
1. Expression of Interest (EOI)
- Submitting an Expression of Interest (EOI) does not guarantee allotment of a unit.
- The EOI amount is fully refundable in case of cancellation prior to booking, subject to the developer's policy.
- Allotment shall be subject to availability, payment schedule, and successful execution of the booking process.
2. Project Information
- All plans, images, amenities, layouts, specifications, and features shown are indicative and subject to change as per the discretion of the developer and/or statutory approvals.
- The information presented is for marketing purposes only and does not constitute a legal offer or contract.
3. RERA Compliance
- This project is registered under Maharashtra RERA with registration number PR1260002500246.
- Developer Possession Date: December 2029 (indicative) | RERA Possession Date: June 2030 (as per registered disclosure).
- The final possession timeline is subject to necessary approvals, development progress, and unforeseen circumstances (force majeure). Buyers are encouraged to verify the exact date on the official RERA website.
4. Booking and Payments
- Booking is considered complete only upon payment of the booking amount (by account payee cheque / demand draft / online transfer in favour of the developer) and execution of the application form/allotment letter.
- All payments must be made in accordance with the payment schedule shared by the developer. Prices are indicative and exclusive of taxes, stamp duty, registration, and other statutory charges.
5. Cancellation and Refund
- Cancellations post-booking will be subject to deduction as per the developer’s cancellation policy and RERA guidelines.
- Refunds, if applicable, will be processed within the stipulated time as per company policy and applicable laws.
6. Pricing
- All prices are subject to change without prior notice at the sole discretion of the developer.
- Prices mentioned are exclusive of statutory charges, taxes (GST, Stamp Duty, Registration, etc.), and other applicable levies. No guaranteed returns or assured appreciation claims are made.
7. Third-Party References
- Any mention of nearby landmarks, IT parks, or infrastructure is only indicative and for reference purposes.
- The developer and channel partner are not responsible for the development status, accuracy, or timelines of third-party infrastructure.
8. Legal Jurisdiction
All disputes are subject to the jurisdiction of Pune courts only. Allottees may also approach the RERA authority for grievance redressal as per the Act.
9. Force Majeure
The developer shall not be liable for delays or non-performance due to force majeure events, including but not limited to acts of God, government restrictions, strikes, lockouts, pandemic, or any other cause beyond reasonable control. In such events, the timeline for possession may be extended to the extent of the delay caused.
10. General Terms
These terms constitute a binding understanding between you and the developer/channel partner. The developer reserves the right to modify these terms as necessary, with changes being communicated through the website or in writing. In case of any inconsistency between information on this website and the Agreement for Sale, the Agreement shall prevail.
